It is fundamentally important the products you use are compatible with building compliance standards, including fire resistance, longevity and sustainably, just to mention a few. The use of European codes and UKAC codes are updating and pragmatically some will be transferred yet others will need support or test data register approval. Make sure your products are fit for purpose. UK Manufacturer's can use accredited test centre approval, post testing. Technical installations must comply and be appropriately installed to meet a standard.

 

QA site checks are essential to maintain correct and high performance application standards. It is the unskilled fitter, who often comes unstuck but leaves you with the bill to rectify. GES offer a surveying quality control site inspection report service for warranty and insurance providers along with those home developers looking for peace of mind and a robust development logbook throughout the build. 

GES, can offer a variety of site conformity compliance reports. We hold the CSCS Professional status for site access purposes. These inspections are estimated or fixed. All inspections are plus costs maintenance and fuel at standard rates. Within reports, we will not specify, only report findings and photographic evidence. Building Regulations Contraventions are noted at point of review, to keep both your site and developers on target. We aim to achieve a high standard of site survey review in accordance with the Building Control Regulation 2010 requirement standards. This is not a service of guarantee and it does not replace your legal duties for Building Control inspectors site attendance (RBI's).  This is a neutral support service for building warranty providers, QA management schemes and Homebuilder support.  All fees are subject to annual review. (Payment terms are 28 days from invoice, no exceptions). We use a single standard report template with a photographic evidence attached document, which aims to support your Dutyholder or warranty stage assessment needs. Presently site inspection services are limited to Norfolk and the surrounding boarder regions within 40 miles or half day/ full day set charges subject to review. T's and C's apply.  

BSR Building Regulation Control and legal compliance duties/ changes and GES Client support services.

The Building Safety Regulator (BSR) now oversees all construction works since 1st October 2023. They now maintain authority over Building Control, both Local Authority and Private provision. This is the the new process to securing higher standards with in regulatory control within the building industry sector. New powers, new Acts and regulations and new enforcement procedures. The introduction of the Building Safety Act 2022 as enacted with additional and major amendments to the Building Act 1984, and other related Acts changes are officially in place and are mandatory to all construction industry sectors from manufacturers to developers. The Dutyholder, Principal Designer and Principal Contractor all have main responsibilities and must demonstrate a pathway of communication both up and down within the project workforce. As within existing CDM, all contractors must support each other. The BSA requires much more consistency in professionalism and a record (Golden Thread) of information throughout complicated HRB, but also lessor compliance scaled developments must be able to evidence.

 

Workers must carry the appropriate skills to perform their functions or report their lack of knowledge to the management teams and not undertake the works. Failure to do so can and in most cases, will become a contravention in legal compliance. Where working within domestic projects, the rules still apply. You must evidence and produce this evidence at request for each stage of development works to Building Control or upon BSR request. You must have a developed scheme with full assessment information made available to Building Control prior to installation. Build as you go (Building Notice), or Build & Design, will only be appropriate to very limited projects in the first instance and accepted after considerable developed RIBA stage reviews on the second. All must still provide the detailing before construction. A project which appears to be heading towards failure, can now be considered as having an offence committed and this can carry both personal and business penalties. Local Authorities now, MUST take appropriate actions and within time frames as extended to allow these actions to be achieved. Fines daily or unlimited depending on the extent of the offence will apply within court procedures. BE AWARE OF YOUR RESPONSIBILITIES!

 

GES can help manage your BSR compliance section of the scheme, meeting BSA 2022 compliance as a support service to your small or medium scaled business. GES do not take liability responsibilities for failures in non compliance performances by others and does not enter into Third Party contractual arrangements. Fees are based on scheme involvement post an outline review.

GES can design details taken from three decades of experience. Not all jobs are the same but Regulation 7 compliance does need to be met and demonstrated within industry use, if it is to be an acceptable alternative.

Full Plans Specification Builder 
(BSA 2022 Building Regulations support for clients)

Building Regulations Full Plans Specification Builder is a GES templated service and can be used to allow a reviewed specification to be developed in accordance with your outline design. It aims to support new and existing non commenced applications, which may not be fulfilling the 2022 BSR compliance needs.

 

An upgrade on your proposed submission. The project remains with the Dutyholder and the Principal Designer. This service allows for a participated structured support within the proposed framework at the RIBA Sage 3 and 4 programme.

 

Where works have already started on site and exceeded 15% commencement allocation without BC approval, the client proceeds at risk and can be challenged on the submission status, therefore this functional support is best met before works commences.

Historic building surveys and conservation services are very much at the heart of the 30 years of construction knowledge and accepted into the business model. GES offer considerate advice and can formulate reports which may support your Listed Buildings applications and best approaches towards product application, where you intend to upgrade. This is very much a holistic service and requires relationship with conservation teams and Local Authority members. Fees will be applied based on this consideration.

Community Environmental project support Services. 

Community project builds can be very difficult to price, format and present for both Planning and Building Control. GES can support your development from concept to final build. We will likely save you our fee in design and performance costs as well as delivering for you comfort in support.
